Carolyn Abrahams
Carolyn Abrahams is a Shareholder with Sweetbaum Sands Ramming PC, where she has been practicing law since 1983, with a focus on real estate and commercial transactions.
Working with private and public sector parties, transactions include land, office, retail, restaurant, and mixed-use income-producing and development projects, as well as single and multi-family residential properties, including condominium and common interest communities.
Mrs. Abrahams' experience and insight include years of experience as in-house general counsel and senior vice president of an affiliated group of real estate development, brokerage, and management companies, as well as representation of a diverse range of clients and interests in the private practice of law.
Acquisition, development, leasing, and sale of single tenant (NNN) retail pads throughout Colorado and the Rocky Mountain Region; acquisition of build-to-suit facility at Crossroads Commerce Park in Adams County, Colorado; acquisition and financing of multi-tenant office buildings and multi-family apartments are just a few of the transactions in which Mrs. Abrahams served as lead counsel in the area of commercial real estate acquisitions, development, and financing.
Mrs. Abrahams has developed, negotiated, and produced entity documents for a range of business operations, including shareholder agreements, buy-sell agreements, corporate bylaws, limited liability operating agreements, and asset purchase and sale agreements.
Mrs. Abrahams successfully completed the needed course work for a Colorado real estate license, despite the fact that she does not currently hold one (since she is exempt as a Colorado licensed attorney). Frederick Ross Company, Grubb & Ellis, SullivanHayes Brokerage, and Dunton Commercial are among the Colorado real estate brokerage firms she has lectured and provided training seminars to on designated brokerage laws, real estate licensing laws, mandatory office policy statements, and standard of care issues. Mrs. Abrahams provided day-to-day guidance and supervision on compliance issues, the preparation and use of the Real Estate Commission approved listing, contract, and disclosure forms, implemented and managed tracking procedures, drafted mandatory office policy statements, and coordinated and supervised litigation matters while serving as Senior Vice President and General Counsel at SullivanHayes Brokerage.
